Commonwealth Commercial Closes Sale of Eight Mixed-Use Properties in Richmond’s Fan District

Richmond, VA. – Commonwealth Commercial Partners, LLC (CCP), a leading commercial real estate firm headquartered in Richmond, VA., recently brokered the sale of eight mixed-use properties at 1715, 1719, 1723, and 1727 W. Main Street, 1504, 1518, 1520, and 1603 W. Cary Street in Richmond’s Fan District. CCP represented the seller, Eck Enterprises, LLC, and Abhijun Gupta from Taylor Properties represented the purchaser, RPNA Capital, LLC.

Kit Tyler, Senior Vice President at CCP, and Tucker “Nash” Warren, Senior Associate at CCP, negotiated the mixed-use properties’ sale that closed on October 14th for a price of $3 million. The eight properties consist of 13 one- two- and three-bedroom garden apartments, two townhouses, and three commercial units. The buildings were part of the Uptown Portfolio, a large assemblage of real estate holdings owned and developed by Eck Enterprises, LLC.

Praveen Gupta, principal partner at RPNA Capital, LLC is a resident of Henrico County and has been actively investing in the Richmond Fan area.

The Uptown Portfolio consists of more than 100 retail, restaurant, office, and multifamily properties concentrated within a 10-block area along West Main and West Cary Streets, just west of the VCU Monroe Park Campus. CCP manages the listing for all the properties in the Uptown Portfolio.

Sauer Center’s first phase fills out

All of the office space in The Sauer Center’s first phase has now been spoken for, with a firm that’s closely familiar with the project snapping up its last bit.

L.F. Jennings has signed a lease to move its local headquarters to The Sauer Center, the Whole Foods-anchored development from Sauer Properties across Broad Street from the Fan.

The general contracting firm is taking 4,300 square feet of office space at 2000 W. Marshall St., joining tenants like IT firm SingleStone and fellow general contractor Barton Malow. Sauer Properties’ own office is also based out of the trapezoidal building near the intersection of West Marshall Street and Hermitage Road.

Though its company headquarters are in Northern Virginia, L.F. Jennings’ local home base has been in the Glen Forest Office Park in the West End for over a decade.

The company already knows The Sauer Center well, as it’s been the project’s general contractor since it kicked off in 2017. Frank Martino, L.F. Jennings’ Central Virginia director, said they’re excited to make Sauer Properties a neighbor and landlord, in addition to a client.

Carytown to get a new bagel shop

Another bagel shop is rolling into the city, this time in Carytown.

Chewy’s Bagels, which has been a pop-up shop and wholesaler since its launch in 2019, is preparing to open at 3138 W. Cary St. in Cary Court.

Ashley Cricchio, a Maine native and VCU alum, started Chewy’s two years ago, selling her sourdough bagels initially at Outpost Richmond in Forest Hill.

She expanded to selling wholesale to local markets like Union Market, Little House Green Grocery and Ellwood Thompson’s. In the spring she moved into commissary kitchen and food business incubator Hatch Kitchen in South Richmond, while keeping the idea of her own shop in the back of her mind.

“I had known that I was going to start outgrowing Hatch soon after I moved into one of their rooms. I’ve been feeling kind of the pressure of growth since moving in in the spring,” Cricchio said.

“Making bagels is really equipment-intensive and labor-intensive,” she said. “I was willing to make it work until the right place came along.”

Five-building industrial portfolio sells for $9M

A five-building industrial portfolio with buildings in Harrisonburg, Chesterfield County, Newport News, Virginia Beach and Durham, North Carolina, sold for just over $9 million Thursday, Glen Allen-based commercial real estate firm Commonwealth Commercial Partners LLC (CCP) announced.

ESAP LLC sold the portfolio to Drakadia Holdings LLC, a business entity registered to an eastern Henrico County address occupied by QTS, a data center company with a large presence in the state. QTS opened a 1.3 billion-square-foot data center in White Oak Technology Park near Richmond International Airport, where the company established an access point for three subsea fiber-optic telecommunications cables that come ashore in Virginia Beach and connect data networks in the U.S., Europe and South America.

Richmond region’s first dog park-bar opening near Scott’s Addition

The latest entertainment option headed to the Scott’s Addition area has something to offer for both humans and their four-legged friends.

Ruff Canine Club, which looks to be the first dog park-bar in the Richmond region, is preparing to open at 1924 Ellen Road with nearly an acre of grass for customers’ dogs to play and a bar serving beer, wine and hard seltzer.

Behind the concept is Natalie Moore, a Tennessee native who moved to Richmond last year after finishing a graduate degree in public policy from UVA.

Moore said she got a job locally as a fundraiser for Dominion Energy’s political action committee in the midst of pandemic lockdowns. During that time, she and her boyfriend made friends in town with the help of their dog Fitzgerald.

“We had our dog in our little apartment (in Carytown) and it had a small turf area. Everyday we’d take drinks out there because we had nothing else to do,” Moore said.

“Our dogs would play and we’d stand along the fence and have beers after a day of Zoom. That’s how we made so many of our friends. I just wanted it on a bigger scale.”

She eventually decided to turn the idea into a business after researching other dog park bars throughout the country. A few trips to the likes of Fetch Park in Atlanta led Moore to start looking for a space in the Richmond area.

Former Campbell Mithun Tower in downtown Minneapolis gets $20M in upgrades

After a year of construction and $20 million in upgrades, owners of the Two22 Tower in downtown Minneapolis are ready to show off the newly renovated 42-story building, formerly known as Campbell Mithun Tower.

The structure that darts its way into Minneapolis’ skyline at 222 S. Ninth St. and Third Avenue was purchased by Richmond, Va.-based Lingerfelt CommonWealth Partners in July 2019.

Renovations began in March 2020, when the pandemic sent most downtown office workers home.

General contractor Gardner Builders plus the Nelson Worldwide design firm have since overhauled the Class A tower’s six elevators, lobby, atrium and skyway with sleek marble, high-technology and security features. They added indoor and outdoor rooftop terraces, video conference rooms and a pool table room and also renovated the first and second floors plus various tenant spaces.

The skyscraper’s public spaces were last renovated in 2006.
