Asset Reporting & Operations

+ We pride ourselves in delivering a consistently high level of service to all of our clients, with the continual goal of maximizing tenant satisfaction, balancing quality service levels and operating costs, while enhancing asset value.

+ We take all lender compliance out of our clients’ hands, performing and delivering the ongoing debt covenant tests and financial reports and budgets. In cases where our clients’ lenders hold cash reserves or additional credit facility, our Asset Management team prepares and processes funding for capital reimbursement from the lenders. We are also able to perform loan modifications when possible, whether it be exercising maturity date extensions, extending Interest-Only periods, or performing a full refinancing of debt.

SOURCING & ACQUISITION SERVICES

+ Employ our extensive broker and ownership network to identify ongoing list of potential acquisitions that fall into Client’s investment parameters.

+ Handle communication, CA execution, transfer of property information, etc.

+ Underwriting:

  • Extensive market, asset, and tenant research.
  • Produce ARGUS and subsequent excel modeling, along with investment summary to client.
  • If interest is strong enough, produce letter of intent with deal terms approved by Client.
  • Facilitate and participate in property tour(s), and execute ongoing changes to Underwriting based on continued
    gathering of information.

+ Due Diligence:

  • Work with legal counsel to produce drafted PSA.
  • Work with Third parties to produce inspection and property reports.
  • Utilize mortgage brokerage services to source and close on debt, when applicable.
  • Complete Lease Abstracts, tenant interviews, and alongside PM team, complete Year 1 budget after bidding out
    contract services.
  • Have Property Management agreement put in place and develop marketing and leasing plan that includes the
    identification and execution of a contract for leasing services, where necessary.

+ Closing:

  • Handle accounting transition, prorations with Seller, completion and approval of settlement
  • Press Release
  • Post-close reconciliation with the Seller.
